This is a matured apartment project along the Hillsborough River in Tampa. The project is split by a public road and has slope issues contributing to drainage problems. This is combined with parking that requires backing into Howard Avenue and other grandfathered-in issues. Our approach was to create a more sophisticated area of greenspace along Howard Avenue. This includes creating parallel parking and safety islands for people crossing Howard Avenue, as well as more greenspace for tree plantings. This all combines to slow down traffic on Howard Ave making it a safety zone for the residents and pedestrians.
